The building is boarded up, so we will have personnel posted at the entry to alert you to the open door. Dress warm.

Sherman Phoenix Redevelopment
Sherman Phoenix is a $2.5 Million commercial real estate redevelopment project led by Juli Kaufmann and JoAnne Sabir in Milwaukee's Sherman Park neighborhood. Both are established entrepreneurs who have successfully raised funds through Fund Milwaukee. Both have proven track records in real estate development, community development, and entrepreneurship. Their combined skills and experience create a powerful platform for community change. They seek to raise $150,000 in equity from Fund Milwaukee members, projecting a 5% annual cash return on investment.

Project Overview
The Sherman Phoenix is a model for healing our city by generating positive economic and social returns in communities of color. The civil unrest in Sherman Park last year shed light on long- standing injustices and inequities, and the critical need for inclusive pathways to economic opportunities for all Milwaukeeans to thrive.
Goals:
Redevelop vacant and damaged property into high-quality commercial space. The project will redevelop the fire-damaged BMO Harris Bank building located near the intersection of Fond du Lac Avenue and 35th Street into an economic hub for 12 small businesses owned by entrepreneurs of color. It will also hold a food hall with customer seating, an outdoor patio, and gathering spaces to foster community building.
Strengthen entrepreneurs of color to help them grow their businesses, generate jobs and support the local economy. The Phoenix will offer business support through mentorship, business coaching, and networking. In turn, these businesses will create 45+ jobs, including entry and mid-level positions that provide training opportunities.
Build community wealth and ownership through direct neighbor investment and an innovative co-developer model.
Pete's Pops
Founded in 2014 by Pete Cooney, serves up fresh fruit and cream popsicles in interesting flavor combinations like Salted Watermelon and Avocado and over 50 other flavors!
What started as a side project, learning experience, and creative outlet has quickly grown into an impressive and viable business. Operating seasonally from May-September, Pete's Pops has greater than doubled revenue in each of it's first three years in business and finished year #4 with yet another summer of revenue growth and profitability. As the inaugural winner of the Near West Side Partners small business Rev Up MKE competition, Pete's Pops is seeking investment in the form of a loan to assist in the build out of a permanent manufacturing space with retail component in the Near West Side. Pete's Pops has signed on to the be the anchor tenant of a new development at 38th and Vliet streets near Washington Park and is on track for a May 1st Grand Opening.
